Commissioning Manager


Commissioning requires the skills to create and maintain positive professional relationships with all disciplines involved in the construction process of each project. The Commissioning Project Manager will oversee commissioning for HVAC, fire protection, plumbing systems, electrical power distribution, lighting, fire alarm, and communication systems. This includes building DDC controls commissioning, systems analysis and troubleshooting and provides existing buildings re-commissioning and existing building systems analysis and assessments.

This position is responsible to ensure that building systems and equipment are functioning efficiently and as they were designed.

The Commissioning Project Manager will be involved in the following Services:

Building systems commissioning
LEED Commissioning Services
Project delivery quality control
Energy systems measurement and verification
Re-commissioning and Retro-commissioning
HVAC, plumbing and electrical systems energy retrofit design services
Facility assessment and building systems “forensic” engineering
Facility energy-use accounting
Energy audits of HVAC systems, electrical loads and water use


RESPONSIBILITIES:

Manage personnel and time resources
Interface with clients, contractors, equipment vendors and owners agents
Chair and record regular project commissioning meetings
Independent review of contractor’s submittals related to systems being commissioned.
Develop and maintain commissioning logs, equipment checklist, and other tools to track commissioning projects.
Coordinate start-up inspections of building electrical and mechanical equipment
Participate in end-to-end inspections of the control system.
Assist with field troubleshooting of commissioned equipment
Coordinate and participate in the functional inspections of the building systems
Create systems commissioning deficiency list and follow up the progress of deficiency list completion with respective contractors.
Organize building systems demonstrations to the Owner.
Review of the building systems operations with O&M personnel within one year warranty period.
Prepare and assemble commissioning report.
Develop re-commissioning manuals


Prepare LEED documentation including the following:

Compile Owner’s Project Requirements
Review the design intent and the basis of design documents.
Develop and utilize commissioning plan
Independent peer review of design development documents.


REQUIRED KNOWLEDGE/SKILLS/ABILITIES:

Excellent communication and interpersonal skills
Good organizational skills and time management skills
Patient and a good sense of humour.
Ability to read, and interpret contract documents and associated TAB reports.
Possess knowledge of HVAC systems design for various projects
Ability to conduct field visits and write field observation reports
Ability to write technical reports; able to perform construction administration tasks
Available for travel in support of commissioning projects
Familiarity with ASHRAE Commissioning procedures and protocols a plus.
Proficiency in MS Excel; MS Word; MS Project a plus


PREFFERED QUALIFICATIONS:

EIT or Professional Engineer -– Peng
Technology Diploma or Accredited Technologist
LEED Accredited Professional
5-7 years relevant experience
